Colorado Surveys & Weekly Update

Hello! We hope you had an enjoyable weekend. We are so excited that we put 2034 Majestic Court under contract last week! We also put 4313 Widgeon under contract with a buyer that has patiently been looking for quite some time. Congratulations Christina and Brett! We look forward to getting both of these successfully closed!

We had great open house traffic at 515 W Mountain with 21 groups through on Sunday, September 8. Buyers continue to visit Fort Collins from out of the area and this weekend I met buyers from Glenwood Springs, an Australian, and a couple from Denver, in addition to local visitors. I will be hosting another open house at 515 W Mountain this Saturday, September 14th from 1:30 to 3:30 p.m. and always serve refreshments. This awesome house has been impressively remodeled and we are very excited for the finished product. We should list this on or before September 20th for mid $500’s.

Please keep in mind the important of obtaining a property survey prior to adding any improvements to your property such as sheds, fences, etc. It is also important to consider the pros and cons of obtaining a survey when purchasing a property and we are happy to discuss these with you. The definitions below provide clarification on the differences between surveys in Colorado. Let us know how we may assist with all of your real estate needs!

Types of Colorado Land Surveys
Improvement Location Certificate:
Commonly called an ILC. This drawing is not considered a boundary survey and property corners will not be flagged or set.
A typical ILC drawing will include:
• buildings, fences, surface utilities, paved or concrete areas, etc.
• representation of the property line per deed or recorded subdivision dimensions
• platted easements if in a recorded subdivision
• easements of record if provided prior to the start of the survey
• apparent encroachments from or onto the subject property

Land Survey Plat:
Sometimes referred to as a “boundary survey” or a “pin survey”. A Land Survey Plat locates and verifies all existing property corners.
A typical Land Survey Plat drawing will include:
• all found or set property corner markers
• any encroachments along the boundary
• the boundary dimensions
• the property area
• all easements shown on a recorded subdivision plat
• any easements provided to the surveyor can also be shown.
The drawing does NOT show improvements on the property that are not considered encroachments.

Improvement Survey Plat:
Basically a Land Survey Plat with existing improvements on and within 5 feet of the property boundary added.

ALTA/ACSM: Similar to, but more detailed than, an Improvement Survey Plat, the ALTA survey is geared towards purchases of commercial property. Standards created by the American Land Title Association and the American Congress of Surveying and Mapping are used to create this type of survey.
