Have a listing presentation soon? Watch for these 6 things

Are you looking for a real estate agent to sell your home?

Are you having a hard time deciding on who to choose?

There are over 1,000 real estate agents in Fort Collins, that’s a lot of people to choose from. It is important to find the right realtor for you and your family. They will be helping you through one of the biggest purchases, if not the biggest purchase, of your life. That’s a huge commitment and having someone by your side in whom you trust and enjoy being around will make the process that much easier.

Listing presentations are crucial to deciding who will help you through the home buying or selling process. So, pay attention, ask a lot of questions and make sure you use RE/MAX‘s 6 things to look for during a listing presentation:

1. Experience
Does the agent have experience in the area or with the type of home you are listing? The agent may sell a lot of homes every year, but are they the best for your specific needs?

2. Sales at listing price
Try asking for the average difference between the sale price and the listing price of homes they have previously sold. This will give you a better indication of whether they are skillful in setting list prices or negotiating contracts. Be incredibly cautious though, this may not be the most accurate as it can completely depend on the market.

3. Good listening skills
If the agent is plowing through their scripted presentation without stopping and allowing questions, this might be a red flag. After all, they are there for you- not the other way around- and you want to make sure the presentation gives a good indication of how the rest of the transaction will go.

4. Marketing
Your agent should provide you with a comprehensive marketing plan from the get-go. Are they promoting your home in more than one way? Will they host open houses? What about staging? Some agents thrive off of strong marketing, while others don’t find it as useful and know the house sells itself, but you have to decide which agent you agree with most.

5. Personality
You don’t have to become best friends with your realtor, but you will need someone you can trust and respect. Strong and clear communication from your agent is pertinent to a successful sale, so if your personalities don’t mesh this can create some communication issues.

6. References
Ask for your agents most recent three clients. This is very telling of the agent. This may provide better insight into various transactions rather than reviews or information you saw online.
