1. Demand is Strong
The Buyer Traffic Report from the National Association of Realtors shows that buyer demand is remaining strong throughout most of the country. Not only are these buyers looking, but they are ready, willing, and able to purchase. This gives you a great chance of being able to sell your home this fall. Houses available to purchase are still below the 6-month supply that indicates a normal market.
2. There is Less Competition
Homeowners have been reluctant to list their homes the last couple of years because of the fear of not being able to find a replacement home. Currently, there are not enough homes available to satisfy the number of buyers in the market. However, with home values still appreciating more current homeowners are seeing large amounts of equity in their home. This gives them the confidence to make the move. With these homeowners selling the amount of homes on the market will increase and if the amount is great enough it could lead to sellers competing for buyers.
3. The Process will be Quicker
With the current competitive home buying atmosphere many buyers are strengthening their position by obtaining pre-approval from their lender. This leads to buyers being more realistic on what they can afford. The average time needed to close on a loan is 43 days according to Ellie Mae’s Origination Insights Report. However, we are finding that local lenders can close a loan in around 30 days.
4. It’s a Good Time to Move Up
Many buyers are searching for their starting home and this could be your opportunity to move up. There has been increased inventory in the larger and more upgrades homes at the higher price ranges. Another aspect to consider is the current price. As prices continue to increase so does the size of the down payment as well as the monthly payment.
5. It’s Time to Move on with Your Life
It is up to you to decide the reason you want to sell during the fall in the first place. Do you want to wait to potentially get more money or do you value the option to have freedom to live where you like? Only you know what is more valuable. Maybe the time has come for you and your family to move on and start living the life you desire.
