Northern Colorado Housing Market Trends

According to the Colorado Association of Realtors, the median Colorado single-family home price topped $500k for the first time in April.


In November 2021, the median price in the Colorado housing market (statewide) was $532,800, up +18.5% year-over-year.

The Average Sales Price was $684,991, up 15.7%
Percent of List Price Received = 100.9%
Days on Market Until Sale = 29, down -27.5%
Closed sales of single-family homeswere down by 3.5%
Months supply was down by 46.2% to 0.7 months
Inventory of Active Listings dropped by 39.1% year-over-year

It may not even be too soon to start thinking about getting your house listed in the marketplace, either! Average sale prices of $527,632 are a nice bump up year-over-year from $437,456 in November 2020.


Although the prediction in the coming months is for a less hectic housing season, due to downward trending showing statistics and slightly elevated inventory levels, many buyers might enjoy the gift of slowing price increases as well, making their dream home a finally affordable option this year.
