Information on Lead Based Paint, Asbestos, Mold & Meth

Whew! What a busy week we had last week! We had a nice Halloween and are geared up for the holiday season as we hope you are. We are so pleased to have 515 W Mountain under contract. 511 W Mountain is temporarily off of the market but still available for sale. Please call us directly to schedule a showing. We put 409 N Mason Street under contract on Friday night with only 25 days on the market. We also adjusted the price on our immaculate & renovated listing at 130 Lyons to $515K. This homes has so much to offer and only minutes to Old Town. If you haven’t seen it, please let us know when we can get you in!! We also wrote an offer on 528 Skyline and got that executed on behalf of our buyer. Super cute house! The community wide open house event produced a good showing of people at all locations. We hosted 515 W Mountain with 15 groups through, 1538 Whedbee with 7 groups through and 130 Lyons with 12 groups through. 409 N Mason produced 5 groups through and 8367 Sand Dollar in Windsor also brought 5 groups through. These are impressive numbers for a Sunday in November and we were pleased to be a part of this fun event to get some exposure for our listings we are so proud to represent.

Century Environmental Wants to Help You With Any Asbestos, Lead, Mold or Meth Concerns!

Greetings! We would like to take this opportunity to introduce our company and inform you of the types of testing available. Century Environmental Hygiene, LLC (CEH) is based out of Fort Collins and Denver with a sister company Associated Wyoming Environmental Testing, LLC (AWET) based out of Cheyenne.With the two companies working in unison we are able to provide service throughout Colorado and Wyoming. We have been in business since 1995 and have worked with a variety of Contractors, Remediation companies, property managers, maintenance supervisors, school districts, universities, government agencies, businesses, and homeowners. Per the Environmental Protection Agency’s (EPA) guidelines prior to any renovation, remodel or repair all buildings should be tested for asbestos (built at any time) and lead (built prior to 1978, please see the information below). We offer asbestos and lead sampling at competitive rates. In addition, we have the experience and ability to test for mold, meth, and a variety of other environmental concerns. Federal Regulations Regarding Lead Based Paint
As of January 2011, the new EPA regulations covering Lead Renovation, Repair and Painting (RRP) require contractors to be certified if disturbing more than six square feet of paint indoors or 20 square feet outdoors in pre-1978 housing and child-occupied facilities. “Child-occupied facilities” include homes, child care facilities, schools, and other facilities.
Century Environmental Hygiene (CEH) and our affiliated company AWET provides the full spectrum of lead evaluations, including XRF testing, inspections, Risk Assessments, lead wipe sampling, soil sampling and consulting throughout Colorado and Wyoming.
Contractors are now required to do all of the following:

  • Hand out the new RENOVATE RIGHT pamphlet from the EPA to building occupants and facility owners prior to starting their renovations
  • Obtain an acknowledgement signature from the owner & the occupant
  • Keep copies of the notification acknowledgements for three years
  • Assign one Certified Renovator to each job site where pre-1978 painted surfaces are being disturbed

In addition to this training, contracting firms must apply for an EPA certification and pay a fee, renewing it every five years.

Federal Regulations Regarding Asbestos
As stated on the Environmental Protection Agency’s (EPA) website, asbestos can be found in many commonly used building materials and can also be found in buildings that have been newly built. A few examples of asbestos containing materials are: Vinyl floor tiles and mastic, sheet vinyl flooring, wall and ceiling textures, joint compound, heating and cooling duct insulation, roofing material, ceiling tiles, etc.
Per the Colorado Department of Public Health and Environment (CDPHE), prior to disturbing any suspect material (during renovation, restoration or demolition), inspection/testing by an accredited asbestos inspector must be performed.
Century Environmental Hygiene can help with ALL projects involving asbestos, from testing materials prior to the start of the project, oversight on asbestos containing materials removal and clearance after materials have been removed.

What You Need to Know About Mold
Although there aren’t any direct regulations that must be followed when cleaning up mold found within a residential home or building, there are guidelines on how to perform removal of the mold. Depending upon the severity of the mold, an Industrial Hygienist (such as those employed by CEH), may need to be hired to deal with evaluating the type of mold and the extent of cleanup needed. It is important to deal with the source of the moisture problem first and remove the contaminated materials, and then a remediation company can clean the surfaces and completely dry the area.

What You Need to Know About Methamphetamine (Meth)
Meth production and use is a growing concern throughout the country. Our owner, James Dennison, has helped multiple property owners (private, Fannie Mae, Freddie Mac, HUD, business and realtors) with this growing problem. Meth residues are often found in residential property, especially in rental units, but in other types of property as well. When owners face potential liability or financial costs, or when one is investing in property, we offer the means to protect against unknowns through cost effective sampling that provides the most definitive information possible. Prior to the sale of a property, a meth screening should be done to protect the seller and the future owner. CEH can help through cost effective and regulation specific testing.
