U+2 Law: What do U think?

Jason Sydoriak, president of the Associated Students of Colorado State University started the new semester strong after a full summer of planning. His plans include one very impactful law to real estate and the community; the U+2 Law. It is a very complicated and heavy issue surrounding Fort Collins as it affects so many people.

The organization is looking into U+2 by talking to all relevant stakeholders in the issue. They don’t want to focus on one group as this is an issue that affects so many more people than just students. Sydoriak’s plans include ways to connect CSU students within the city policy making process.

For those individuals who are unfamiliar with the U+2 Law in Fort Collins, it basically states that no more than 3 unrelated individuals can live in one house. The City of Fort Collins defines it as: Occupancy in a residential dwelling unit (single-family, duplex, and multifamily) is restricted to:

  • one family (as defined by any number of persons who are all related by blood, marriage, adoption, guardianship or other duly authorized custodial relationship, and who live together as a single housekeeping unit and share common living, sleeping, cooking and eating facilities) and not more than one additional person;
  • or two adults and their dependents, if any, and not more than one additional person.

    The Coloradoan posted an article recently looking at the Pros and Cons of the U+2 Law. Supporters of U+2 find the law to be very valuable in keeping the neighborhoods in Fort Collins intact. It helps manage traffic, noise, property maintenance issues and protects the ability of families to invest in their own homes. Without enforcing the U+2 Law, investors with deeper pockets will rapidly increase competition for bigger homes to rent to more people for more money. This ultimately will create an arms race for properties as investors will be able to purchase homes at higher prices while families may not.

    Jason Sydoriak believes that the law is “deeply unfair and archaic” (Pro-Con: Fort Collins’ housing ordinance divisive still). He believes, along with others who may appose the law, that it actually raises the cost of living and excludes a large part of our community from being able to live here, including students. He believes that the law is not meeting the expectations of upholding the Fort Collins culture and neighborhoods.
