Fort Collins is in Top 10 Outperforming Markets for 2020’s

According to a recent report released on December 19, 2019 by the National Association of Realtors, Fort Collins is one of ten markets to keep an eye on in the next 3 to 5 years. This considers migration patterns, age demographics, household types, and median home value.

Fort Collins has the smallest estimated population on the top 10 list at 167,830. The next smallest being Durham Chapel Hill, North Carolina at 575,412 and the largest being the Dallas Fort Worth Area at 7,540,371.

58,301 people have recently moved to Fort Collins. The top four cities that people moved from were all in Colorado. 6,857 moved from Denver, 3,619 from Greeley, 1,765 from Boulder, and 1,179 from Colorado Springs.

The median age of the city is 28. 62% of the population is between 18 and 34 and this can be attributed to Colorado State University which contains an estimated 24,000 undergraduates and 4,000 graduate students.

Single men and single women living outside a family make up 33% of the household demographic each. Meanwhile, 29% of the households are married couples.

While the median value of a house crested $404,000, NAR found that 15% of people who rented once they moved to Fort Collins could afford to buy a home. This puts the percentage of new residents who could afford a home at 41%.

The median income in Fort Collins is $50,000. Because median income factors in the students at Colorado State University, it is being dragged down. 34% of the population earned $50,000 to $100,000.
